Process and present to Owner for approval a completed application inclusive of:

  • Character Reference 
  • Criminal Background 
  • Check Employment Verification 
 
Place qualified Tenant inclusive of: 
  • Move in/Move out Inspection 
  • Lease Agreement 
  • Security Deposit Agreement
 
Collect necessary monies inclusive of first months rent, last months rent and security deposit prior to move-in unless otherwise directed by the Owner or negotiated between the Owner, Property Manager, and Tenant.
 
Offer Owners a Direct Deposit of rents service at no charge.
 
Require Tenants to procure Renter’s Insurance during lease term.
 
Deposit last months rent and security deposit in escrow account maintained by Apex Luxury Rentals.
 
Provide Tenant with 2 sets of keys. Owner to provide Apex Luxury Rentals with 3 sets of keys, 1 set to remain at office.
 
Provide Tenant with appropriate informational package inclusive of Rules and Regulations, required renters insurance, property information, emergencies, utilities, and other applicable items.
 
Confirm transfer of all utilities to Tenant name unless otherwise directed by the Owner or negotiated between the Owner, Property Manager, and Tenant.
 
Provide the Tenant with 24 hour emergency maintenance service. 
 
Follow up with Owner as to the nature of the repair along with a review of all costs incurred at the property.
 
Perform annual property inspection and report findings to Owner along with applicable recommendations.
 
Provide Tenant with Cleaning Service during lease term which allows for routine cleaning and inspection.
 
Provide Owner and Tenant with Property Maintenance services to take care of lawn, gardens, snow removal, and shoveling.
 
Provide Owner with assistance and recommendations for Tenant eviction and collections.
